The Vanderbilts who were as wealthy as the Rockefellers at the time did not use this strategy and eventually their net worth evaporated due to many things.Unless you have a license to sell life insurance and know how to structure the policy for the client's goals, you shouldn't be knocking products that can and do benefit MANY people - especially those who have maxed out other tax deferred accounts.By the way fees are paid over the life of the policy, not all up front.

Low class outfit ... one of my borrower/ clients went into escrow with them last week and put up the non refundable money getting ready to close and well the title needs to be probated.. so these guys dont run title until they have your deposit.. will see if and how easy they give my client back his money since it did not close on the closing date and no extension was given or signed..

Only nonrecourse loans will not affect your personal DTI - if you personally guarantee the debt, you're going to take the DTI hit for it unless you can qualify for it to be excluded.Find a local lender who is skilled in working with self-employed and investor clients and talk through your situation with them.

One will not cover damage covered by water damage 'from above' and then theother will not cover damage caused by water 'from below' (flood) and then they cross reference them and don't pay at all.The good ole Insurance people will do anything to not do their job, which is to pay for their clients damages.There is $$ available through FEMA, but it isn't much and good luck getting it.Question is......even if you can get some money do you rebuild in the same locations?
