Just finished my major in Business Management and am receiving my Management and Supervision certificate this summer.I've been studying real estate for a few years now, have watched tons of videos, calculated and ran numbers on numerous properties and listings, and talked with many lenders and real estate agents, but because I don't have anyone in my circle that's well-experienced in REI's I've hesitated to pull the trigger on anything.I'm looking to fix and flip, BRRR, LTR, MTR, STR, or multi-family.

I think that might have taken a year to build.When you get a pre-approved for a regular purchase, you can get a locked in interest rate, but it is only good for so long (I can't remember, but google says 90-120 days.I can't remember if they show a chart of payments at different interest rates, but there are online calculators where you can get an idea.

Depending on the size of the down payment, we could take on a property that needs a bit of work.I have been using the BiggerPockets calculator to analyze deals though I'm having a hard time finding any that have positive cash flow in the first few years.

Say good buy to those days.For those that are watching and just want something they can retire from in 20 years, please type 250,000 in the S&P History calculator from 2012 to 2024 and see that 250k invested 10 years ago is worth $1,200,000 today.
