I could see your fear... in renter dominated cities like mid west deep south were 50% or more of the population rents.. seems that would be a pretty easy one to pass. although you may have a hard time getting those folks to the polls.. on the flip side from what I have seen in those areas of renter dominated areas.. is rents are or have been pretty static for the 20 years I have been working those areas.. they may have gone up 10% in the last 10 years or so but most are pretty static and HUD rents in most areas are higher than market rents.. so it would be the feds putting rent control on themselves.. ??

And when I say downtown, I mean 10-15 min radius from downtown (Eastern Market, Brush Park, Corktown) - some of the land is relatively cheap and are more likely to develop over time!

If there were to be multiple such static investments, or if the assets were to be either time-sensitive or transaction intensive, then creating the LLC layer under the umbrella of the IRA starts to make more sense and provides real efficiency.I would speak with a tax advisor about your intended investment and whether it may be subject to UBIT taxation.

This type of 3rd party processing works OK for singular, static investments like private placements.Other companies offer Checkbook IRA and Solo 401(k) programs that put you in direct control of the funds under the umbrella of the retirement plan.

I will get a close up picture how they interlock the two slabs later.Again on the picture above in the right front corner, you can see I put in a cardboard circular form to come back later and put in our Bollard to protect the corners of the buildings.The next picture they are pulling a brush across the fresh driveway concrete.

Yes, I'm retired, I believe that is mentioned in my profile, you probably overlooked that, retired doesn't mean inactive in RE, it means I don't have to work, that I don't do a 9 to 5, that I don't have to do much as others do things for me, it also means I don't need to do business with anyone I don't want and along with that, it means if someone sends me a snide PM, I can brush them off!

I don't know if you will need an E&S policy, but if you have risks that the standard carriers just don't either a. want to touch, or b. understand, then you may continue to get the proverbial brush off.
