The PMS around here are pretty terrible, I've worked with a lot of the larger ones in Cleveland and I think they just take on more properties than they can effectively handle and don't hire enough additional employees to make it work.

I can't seem to access the saved analyses from my computer desktop view.  

I download those into Geo Batchcode so I can plan an efficient route to check out those properties, and of course I take note of any others of interest that I see along the way.  

It takes time to build relationships with local wholesalers & tired LLs, where ever you are looking to buy.   

There is some future Infrastructure improvements taking place, which can/cannot impact the property ROI. 

I'm personally more hands on but the service is there for you to take full advantage of

I was going to use Kiavi, but apparently I do not have a consumer profile and lexisnexis has to locate it and this can take a while and I have a deal on the table that I do not want to lose.Please advise.Thanks!

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action 

There are opinions on these forums and people have a right to them and people may take it as criticism. real estate is not a business where everyone is friendly and just as you have shown from whoever was trying to scam you and has nothing to do with doing your best, its about being educated before moving forward.
