Although I believe in second chances, I would at a minimum not renew the lease if I even decided to purchase the property for a number of reasons:-You already know what they tenant is capable of (this is why we screen)-Obviously the present tenants don't know or care but future tenants may, especially if you are doing renovations and increasing rentsOther factors include reputation and questions about what else was lack by the previous management (what other warm bodies fill the units).

You have no control over how someone will react you do have control over what you offer.

Morning Steve,I think we need to put crowdfunding in perspective  with these rehab deals they do its just a HML really... with a crowdfunding spin that allows small investments into the deals.Its quite common for HML to get extended or rehabbers run into issues mid project.Although since this is a newer way of investing the CF companies would be advised as you state to be ahead of these issues instead of reacting to customer inquires.

But as you mentioned, I can also look for a cash partner but then I wouldn't having anything to offer other than being a warm body.
