Fear has been my biggest set back in keeping me from my goal of Real Estate Investing, but I no longer have that fear and I'm betting on me from now own. 

It does not matter whether its real estate, or day trading, flying a plane or anything that continues to require repetitive knowledge.Then people get upset that after a year they have done nothing, because they had no money to do it (but of course many gurus will tell you that you can do it without money because that is probably their biggest revenue generator).

Biggest lesson?

Look, y'all know that I am the biggest Capitalist Ahole on here (sometimes :-) always ranting about "you gotta run this like a business, this ain't no stinkin' charity!"

In addition to the good advice posted above, the two biggest flags I've come across:1.

Honestly that many homes and long distance management, I'd start selling some of them off starting with the ones that are the biggest problem. 

What are some of the biggest misconceptions about 1031 and what are key points I should bring up?

That is by far the biggest impact when buying CA real estate, so have you factored that cost into your NOI comparison?
