I suggest attending local RE meetups as they are going to be extremely beneficial to you as you are starting out.

I would suggest starting there.Also suggest just attending meetups when you can in San Diego.

I would love to partner with someone on this deal, but in the event that I can't, is there such thing as an assignment fee for finding a great investment property and turning it over to someone? 

Any well-run NOO STR close to the nightlife/universities/sporting events does well, along with medium-term rentals for travel nurses, people giving Nashville a "test run", etc.

I highly recommend that you start attending local real estate meetups to meet and connect with other investors in your area.
