You've got to look at your biggest expenses (rent, car, insurance, gas, food, drinking, utilities) and figure out how to cut costs and purposefully set that money aside.

Hi @Michael Clay,There are definitely different schools of thought on your approach, but even if you think it might have been a mistake, sometimes we can get away with mistakes :)  If you left a bottle of liquor for a recovering alcoholic, this could have gone south pretty quickly, but it worked out and to your benefit.

I am in LA, and emailed a commercial broker offering to treat him to lunch or a drink when he had time, as I saw he had recently sold some small multifamily properties in my target area, and let him know what else I had done locally as far as deals, and no response.

Generally though, I break it down into the "five pillars" of protecting your assets.The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments(maintain your property, etc) - these simple steps will help you prevent lawsuits before they even occur.
