A window that does not remain in the open position when raised isn't a situation where it must be replaced... it can be fixed in most cases, quite easily. 

Given the situation, I think I may have a possible lawsuit on my hands against this brokerage / agents who have been completely screwing me around. 

Honestly, the entire situation was a nightmare—except for one silver lining: meeting Melissa.

@Paul Gamber, Your situation is a little gray as you're sensing and @Austin Cheatham laid out. 

I would also make sure that you pull rental comps, sales comps, and make sure that you negotiate after the inspection if you see anything alarming.

Hello BiggerPockets community,I'm in a pretty unique situation right now, and I’d appreciate some guidance.

I was in a similar situation where I advised my buyer to list at 249 but he insisted on listing at 299. 4 months later we found a buyer after I had posted the listing on marketplace. 

Thanks in advance. 90% cash out doesn't exist.  90% with favorable terms really doesn't exist.Not sure how you got into this situation using hard money (usually they have a tighter lid on the numbers), but regardless, sell the property and try to get out of it before the HML gets a chance to foreclose.

Got mine all straightened out w/ StateFarm thankfully, and they had admitted it all to be a false alarm.
