Made more plainly the community needs actors with antics to be present and shake things up.

We keep passing more and more laws to protect scofflaws, bad actors, and lazy people who don’t like to be “burdened” by rent so they can buy huge TVs, and people keep fleeing our cities and our neighborhoods are suffering from massive disinvestment!

If a savvy investor says that he tells others that in order to invest with them, that is ill-intent.I refused to interview him on my show, just got a bad gut feeling about him.Unfortunately the world is filled with bad actors who have bad intentions, and think they don't have to abide by the law.

Halfway ground might be: 1) all caps the important disclaimers or 2) taking a screenshot of the disclaimers, highlight the key points and post the screenshot image within the pictures themselves.Based on my experience, most people don't read the descriptions anyway and stick to the eye candy. 

I can't believe something like BiggerPockets exists, I've been like a kid in a candy store since I found it! 

There isn't a particular thread dedicated to bad actors, but anyone is free to start one to call out a bad deal or bad business practice.
