Do you believe the rent estimation is accurate?

(who knows how accurate they are).

@Matt MotilI was just working on having a more accurate Comp and I was thinking that the sellers assistance made a difference! 

I then look at the cash on cash return because I think it is a more solid number and more accurate to calculate than an IRR or something more complex with assumptions such as appreciation, etc. 

Another property that is similar but in a different neighborhood, I feel,  just isn't accurate enough.

Do you go by the tax assessment that may not be fully accurate or do you compare it with other land like you do with comps? 

not that they are very accurate but zillows estimate has it worth 80 k if that matters what so ever

rentometer actually seems to be pretty accurate in my market.

Just wondering how accurate some of these online services really are.
