My son is going to FSU, my wife will be making frequent visits there because he is her baby ;-). 

I would go ahead and do another owner occupied property and don't listen to anyone's advice.

However, as you stated, Memphis can vary significantly by street, so I recommend visiting the area personally and observe the specific streets and surroundings, or doing a zoom call with a trusted realtor who has physically been there. 

Certainly vet your  GC and the subs they use ahead of time but that will merely mitigate some of the risks, not eliminate them.

Important to consider as I plan ahead - e.g. buy more turnkeys SFHs that will need her to manage the managers?

And there is no silver platter or smooth path ahead.

I see far too many people rushing to get out ahead.
