I've skimmed enough of it to get the basics, but I'm focused on getting geared up for 2017 at this point and trying to absorb what will be happening for 2018 is obviously critical and will happen just as soon as I can get some time to sit still for more than 20 minutes, but 2017 is closer to front of mind for me right now.I also just bought a flip.

I skimmed your profile and didn’t see anything about you being licensed as an agent but I know you can scrub data from the local MLS on leased properties...won’t give you a 30 year history but 10 years would show rent progression of current cycle.

While 'rent skimming' isn't a crime in our State; the tenants of the 2nd house were not pleased when this came to their attention even though they continued to receive the benefit of a nice rental for an affordable price each month.We communicated with everyone on their rights and obligations but being a 3rd party in the middle we had no real leverage to force the owners to make their payments or force the tenants of the 2nd house to make their rent payments.

LOL... people are huge procrastinators and that is were the deals are made.. highly motivated seller... experienced buyer who does not need any hand holding to get the deal done.however out here in the west foreclosure rescue is highly regulated and not legal in most instances the way folks try to go about it.. severe penalties for those who are ignorant to the law in regard to equity skimming and foreclosure rescue..
