I also agree that the typical PM likes to see turnover when they have a leasing fee : throw a warm body in the unit, wait until they screw up, bill the owner for the eviction, bill the owner for the repairs, and do it all over again!

There are ways that a lease with option can be accomplished (though I would no longer do one in this regulatory climate) but you must make sure the lease and the option are separate.
