@Andrew Caton if money isn't an issue you should have no problem getting approved by a bank, it would probably be harder to get two unrelated people approved for a single loan than it would for you to get approved on your own.

Usually you make a few points at closing and then the interest-only on the loan monthly with the principal coming due at maturity.

We have one right now we are in where the borrowers loan has matured and they as part of the restructuring want to convert the loan to a 30 year fixed loan at 1/2 the interest rate of the current loan.

We are not building but lending and buying defaulted loans on new builds and the uptick in defaulted loans on new builds we have seen a big uptick because pricing is not where it was anticipated.
