I would just make sure to reach out to some local lenders shortly after so all the hard pulls get grouped together and don't impact your credit score as much.

Fannie and Freddie will not originate loans into an LLC, last I checked, so you will be on the commercial side of any bank you work with.

As for property taxes, I won't say it hasn't ever happened, but I would think on most properties it would be very unlikely to negotiate those to a discount by the original seller.
