Anyone know of any DSCR lenders that are wrap-friendly?

A friend asked me that question and I wanted to clarify it as I did not have a clear answer!

Hi, I am a syndicator looking for a budget-friendly way to make a Pitch deck or Investment Memorandums to showcase my portfolio and upcoming Real Estate Investments to investors.

Oklahoma City, for example, has remained an affordable market with steady rental demand, offering good cash flow potential and landlord-friendly laws.

I would consider taking over a turnkey property there but wouldn't advise investing in a conversion unless you're going super luxury or simply want to enjoy the area yourself frequently.

I appreciate it 🙏 I don't have friends or family or time to look for a real estate community that would be able to help with these kinds of questions so this really does help me tremendously. 

Maybe you could go a less traditional route and split a down payment for an investment with friends or colleague who share the same goals.

We have some family and friends there, that is main reason.

UPDATE: Connected with an RE attorney friend and he said Sub2 is not a thing anymore in DE.

With this person having a close relationship with WWC, seeing him at the office frequently, and knowing WWC lawyer that uses these Bare Trust Agreements.
