But this is what I look for my tenants:1) Gross income 3 times the monthly rent2) No eviction in last 7 years3) No serious criminal record in last 7 years (parking tickets etc are okay)4) I review their credit report to see if they have outstanding utility bills or any other house related bills5) No rent related judgment against them6) Limit of maximum number of people in a unit7) No pets

If she asks about the fence/camera, let her know how you will now be able to stop this and get evidence to stop the illegal dumping and use criminal and civil means.Focus on the problem/behavior not the person.

The problem was the MLOs and Mortgage Brokers did not know what they were doing to follow that narrow methodology so the whole transaction could have been interpreted as an "ongoing criminal conspiracy" which could have invoked the RICCO statutes.

I just wanted some input on how to best screen tenets, I simply email them some questions and an application (pdf) and ask them to fill it out, most of the time they don't respond ( my though is because they don't have a credit score, they have pets or they have a criminal background) The application I use is the one from Bigger pockets.

I'm screening a tenant and his TransUnion criminal history is clean.
