I’m a newbie and I want a team where we all keep each other accountable for whatever WIG (wildly important goal) we are striving for.

So, any recommendations for a good reliable handyman and a housecleaner that aren't too wildly expensive in the area? 

Your cash flow for Year 1 is wildly different than your cash flow for Years 2-7, and that difference is a large initial rehab.So what's the bigger problem?

One of the first things I learned when I started studying REI, was that the estimates on realty sites like Zillow, etc. were wildly inaccurate. 

We all know there can be wild error bars on that price however there is some value in an algorithm pooling data from home sales.   

There is the wild card of government intervention, which you pointed out.My point was that as a first investment, making an appreciation-only play is ill-advised.

If I don't have kids, I can see myself living a very inexpensive lifestyle (2K per month with no medical problems)-but they are the one remaining mystery that will drastically effect my FIRE journey...However, I am grateful to know that I will eventually have an inheritance of at least $200K,if I had a wild guess-obviously I hope that day is a long, long way away of course :( The decision to have kids or not isn't a monetary one, it is based on a lot of different thoughts.
