Depending on the updated Albemarle county homestay rules (I haven't checked them recently) and its location in proximity to the vineyards and wedding venues, you may want to look into an STR for the top level.

Then I thought, what if Airbnb isn’t sustainable (I mean it is now where I live, weddings, university, vineyards), but things could change.  

It's where you rent a commercial tent (circus, wedding, etc) and put it in the back yard of an STR.
