If you're just doing a directory type service I think your best model may be to offer free basic listings to build up content and traffic from tenants, then charge for extra stuff like 'featured listing', and photographs in the listing, etc.

My opinion is not to throw away a lead that could be a good deal, especially when you're starting out.Short sale is the way to go in these cases, but you want to ensure that you're signing up properties that have a good chance of getting a deep discount from the lender.Such properties are those that have volatile features that can be pointed out and negotiated/overestimated by the lender.

Buildium is a much simpler program to operate as well.It isn't doing everything I would like, however, I've been told that they are very open to feedback and usually update the features based on your requests.

However, I own parks where the actual expenses are as much as 10% on either side of that, simply due to the different features at each park, i.e; amenities, utilities, landscaping, etc.

People that look for real estate in a certain area are either in that area or look for websites featuring listings from that area.The real estate websites are all powered by their respective Board of Realtors MLS feeds.So even if you have website ranking first for a competitive search term (Aspen Real Estate, if your property was in Aspen) you would still miss out on the 100's of website from local real estate agents that could feature your listings.If the project is big enough it could work to just focus on web advertising with pay-per-clicks on the major search engines.
