Your mortgage payments may be fixed, but your taxes and utilities will increase, your maintenance material costs and labor rates for repairs have gone up, and your property is wearing out (appliances, flooring, water heaters, furnaces, roof, etc. all have a lifespan and will eventually need replaced).

This leaves the tenants extremely frustrated, especially if it's a refrigerator issue causing their food to spoil, or possibly an issue with an appliance leaking water onto the floor, etc.

You want to be sure the parking area and/driveway is also not too steep.Also, as evidenced by the last 10 days in the area, be wary of anything on or near a water source or low bridges and such to get to it.

They are as in-expensive as any competing importer and nobody matches their specs in the price range.The plywood is good hard plywood not the typical soft import plywood.Their products meet the California Air Resources Board Phase 2 requirements for formaldehyde emossions which is a huge issue with import plywood.Their finish is a UV cured, water based Benjamin Moore stain just like the American product.

Counteroffer could be something like 10k up front and 200 a month for 5 years would give you a buildable lot with water and electric for 22,000.
