In my experience your best bet if your not familiar with the market is talking with a good property management company to understand the characteristics of your area. 

i can share how to seach in zillow to find in which neighborhood you could find existing market with lot of adu, in my market there's always 2 or 3 house that has these characteristic.... adu is more like geographical trait.

I would make sure you have an idea of the property characteristics and the market around the property when it comes to metrics so if they hit you with "how much do you think it's worth" or something along those lines, you can give an educated guess as to the range it would trade for.
