I suspect courthouse bidding was rigged or significantly flawed in many places not just Atlanta and Mobile (one of the podcasts mentioned Mobile auction fraud).

Aside from the potential needed repairs in addition to the purchase, I'd say your deal looks good enough to pursue.One last item of concern, if it has been on the market for over a month and a half and no other investor has locked it up, then maybe something bad is hiding here that you must uncover.

I'll call the city inspector since they will need to come out and look at other aspects as this project needs to get permits pulled anyway.Actually, it's not really the city i am worried about as much as the fact that when I flip it, it might come up as a flaw in the inspection report from the buyers, so I was wondering, as a general principal, do you correct items to prevent them from coming up during a buyer's inspection?
