Used evolve for the first year (broke even) and am now trying my hand self managing.

I reached out to a management company called Evolve and they said they should be able to rent it out for 200 nights a year.

We have 3 rentals going using EVOLVE, a flip-in-progress, and offers on 3 more (with high confidence) put in this past week.We may have a property coming along for sale in about a month or so.

Real estate law is complex and ever-evolving, so it's always best to work with an experienced attorney when making decisions about changes in leasing agreements.

I personally use a hybrid model by using Evolve (10% fee for handling all booking, payments and calendars) and then I remote manage via automations, my housekeeping crew, my HOA and being friendly with neighbors.

A great wholesaler will pull the correct resources together to make it happen, and as the wholesaler evolves fewer and fewer deals be passed on to buyers.
