@Jacob PereiraIf you are a Realtor you are suppose to represent the best interest of your client, therefore Wholesaling is unethical imho for a Realtor as you cannot simultaneously serve both parties (the buyer and seller) while conducting the same deal.

My current plan is to collect the equity of my current co-op apartment, find a habitable fixer-upper for our primary residence to live in for at least two years (probably under conventional financing) and simultaneously doing a cash flip.

I had a $100K to invest and so far I've used that money to do 2 flips simultaneously (1 finished, 1 starting) and also used it to provide gap funding to another flipper from which I got a nice 10% ROI over just 3 months.

Also account for advertising, tenant screening and background checks before rent checks start coming in - at least 30 days to be on the safe side, though you might be able to do all that simultaneously as your rehab is being done.

Mr appliance was sent out to the property and he determined that there are two buttons on the fridge that when pressed simultaneously it puts the fridge into demo mode effectively shutting it off, which is what caused the fridge to stop working.
