If they do and damage or crime (ie registered sex offender) and they were living in your property and something happens you could be held liable and it could be a slippery slope that we don’t want to go down.

I put our condo for rent in Chicago and three very similar tenants, (same age, race, sex etc) all saw and submitted the application at the same time.

A lot of states nowadays have Meghan's Law where the whole community will be notified of a presence of a sex offender and also restrictions on where such a person may live (not within so and so distance of a school, church etc). 

We are instructed as investors and real estate professionals not to discriminate based on race, sex, religion, day of the week of birth, etc.

Some retail center leases have CAM caps each year on how much expenses a tenant will pay.

Based on the CCR's, it appears that they manage the entire shopping center and then bill each parcel owner their separate piece of CAM charges and property tax.
