While raw land has strong value in our constrained little piece of the world compared to many other places (as @andrew johnson mentioned), it probably doesn’t exceed the value of a solid house at the top of a market cycle.

Most of the time what I've seen (in the one area I know a little about raw land) people reselling are looking to get $7K/acre when the locals would only pay $4K-$5K/acre.
