What is a reasonable proposal to private investors for sourcing such a deal?     

Monthly payment comes to $917,  plus another $350 for taxes and insurance so ~$1280/month due to the seller.Using a private money lender to fund the deal, borrowing ~$130,000 @ 10% interest rate, interest only, principal + interest paid as a balloon after completion  or 12 months.House is a 3br/1ba 950sqft. near a university.

Just had a conversation with a company called Rent To Retirement.

Of all the lenders I know who have clients that do this (purchase in personal name and quit claim to LLC), none have ever had that happen - the main thing is to make sure you just keep paying your mortgage, and this would be a good conversation to have with a lender. 

Private money How did you add value to the deal?

I'm looking for cash out refi money (maybe private) for several SFR rentals in cleveland OH.

I just had a conversation with an investor agent in Jackson, MS who is getting deals within the 1% rule from local wholesalers.

I believe many of the buyers out there have heard about the settlement and are expecting the agreement to come up in conversation early on.
