I consider a real estate investor with a state issued broker/sales license a notch above any other investor(s) because of their higher standard of ethics and oversight.

If we DO have a flood of foreclosures, perhaps I'll buy some of them to protect myself, but most of mine I bought and made top notch in the 25-30K per unit range or less, and I'm seeing only a handful of buildings around here for sale now, and a couple larger ones listing for double what I paid for most of mine, so that's a good sign.

Insurance services, eviction protection, skip protection, bed bug/mold protection, loss of rents, pet damage protection, entity structuring and asset protection (from a consulting standpoint), renters insurance, tenant liability insurance, maintenance services to tenants and other PM's, tenant placement guarantees, "enhanced" monthly reporting, setting up entities, bank accounts, eins for foreign owners, utility management, etc.Take anything that is standard in your market and see how you can kick it up a notch.

Second if you look at the tile layout (which was very deliberate for other reasons) I would have had to notch a large format tile down the middle which is not easy or aesthetically pleasing.The towel bar was installed at 60 inches also a little higher than standard but what you can't see in the picture is a vent that is directly beneath it as seen below.

Now the tenant is turning this into a nightmare though arguing that the fence can be repaired and not replaced and that she s the one who takes care of the house and not the landlord (the neighboring house is in absolute disrepair so they just simply don't care where as my property is top notch).
