No bars, nothing to shoot at, boring people, no music, etc.

Located in the Tennessee Valley- we are only an hour and a half away from Music City- Nashville, TN and less than an hour away from beautiful Lake Guntersville, Alabama.

Nashville is seeing greater job growth than most of the markets mentioned above and we anchored by diverse industries (healthcare, auto, logistics, manufacturing, tourism, music, banking, tech, etc).  

I was just about to give you accolades for rightfully putting your tenant's needs as first priority and therefore exhibiting your good intentions as a landlord, even when things went terribly wrong.

To be honest I wouldnt spend that much on the learning part since everything we need is here at bigger pockets (the 15 bucks a month for pro is def worth it) but concerning a real estate investment.... this is a no brainer, as long as the numbers work.I am leaning toward the fact that college gives a peace of paper stating that somebody has a degree as being what makes people lean toward dishing out the money for college.For example, I know people where I went to school that paid 50K+ for a degree in music education.... yes... music education.... without a full ride.Long story short, is just amazes me that lengths people will go to achieve a simple piece of paper, even with a bleak job outlook ahead of them.

I also own a custom cake business with my wife, another small business that has contracts with multiple cruise ship lines and a full time career in the music industry, dealing with royalties on album sales from our record label and multiple tours throughout the year.

A fellow Austinite.There are a few strategies here - as a former Property Manager overseeing major unit rehabs, we would play musical chairs (move tenants into rehabbed units after they were completed for a discount (I.E. 20% off 1st full month's rent). 

I think limiting/cutting out negative things is very useful as well: negative friends and family, negative TV/negative news, social media as a whole, negative music, etc.
