On a separate line I calculate the subfloor prep-Carpet pad, moisture barrier, tile mortar, etc.With tile mortar-the back of the package should tell you how much surface area it will cover depending on the tooth width your trowel has.

However, as I prepare to press forward I need to insure I start building for the near future just incase banks don't like the growth rate, plus today interest rates will go up one day..For example; we just wrapped up a deal for 20 of 50 units we could get, the 20 will net us 35k equity per unit and over 220k in gross rents a year being the medium price market provider for the area.

If your subfloor is MDF (medium density fiberboard) it is a lot more difficult for this method to work as this material is softer and the screws will just penetrate through.

I believe that most Americans that will consider real estate investing are likely to be employed in the short-medium term, and might realistically make the transition away from W2 income to a real estate business/investment income over a period of 5-10 years.This creates a scenario where the old 401(k) invest-in-high-load-mutual-funds thing no longer applies.

So do I just use 3/8 and add some drywall patch a couple times til it's the same width or is there any easier way I haven't  come to realize yet?
