@Alex Rand - I dont have zero experience in commercial, only residential, so maybe you should not listen to me at all...That said, with the ever expanding to e-commerce, the traditional retail has been and will continue to shrink, meaning the demand for retail space has been reducing and will continue to reduce....I would not get too greedy here....

I know of a bank that, in spite of the above, somehow interprets it such that they will not let ANYONE use a 401k loan, no matter what, even though that guideline is crystal clear (to me, at least) that you can (solution: I simply don't broker the loan to that bank if that's the scenario we are working with, and I'm not even going to waste time with them if we're doing something along the lines of what is being discussed in this thread).

There are a lot of really terrible flips here, so there's opportunity to separate yourself from the competition, just make sure you budget correctly and make sure there's enough meat on the bone.
