would love to understand what needs to happen to invest there as someone from out of country.

Sometimes I do understand in day to day you do not get advantage, but there is always few instances where you may have felt it just was worth and paid for it to have a broker license.

You need to make sure you understand every detail: how the lease terms adapt over time, what kind of negotiating room you’ll have when it’s time to renew, and whether lenders in your area are open-minded about financing these kinds of ground leases.

Don't need a ton of pictures but I want to get a decent idea of the location and condition.So basically you dont want your customer to know it look dumpy until they show up.....I can understand the safety from people looking for vacant houses.... then anyone selling a house better take all of their outside pictures off their listing

Take a look again at your FF and AirBnB listings to see if there is any room to shake up the description to show off that you understand the needs and wants of travelers. 

Just understand it’ll be a bit slower. 

I am also a CPA and understand income and taxation very well.

I see so many people who don't understand what they are bidding on.They don't do the research, they don't drive by to see that the Google st view is not accurate and they put down a bunch of cash on a bad property. 

If not, it is harder for the underwriters to understand.
