Both - footprint and location - have to be right, everything else you can change.Sounds like property will not pass FHA and current owner might be ignorant to the fact.

This law absolutely applies in your case where you are renting two houses.Maybe this doesn't make sense to you, but I assure you ignorance of the tax law does not exempt you from having to follow the law.

I believe you said you have all you're properties paid off and I've got one here in Vegas that is paid off too, but if I had a mortgage on it I'm certain I would be negative cash flowing if I don't ignore maintenance and cap-x since the house isn't new.
