The work they did was horrible.

As a landlord, are you at liberty to share with other people the names of your tenants and the horrible things they did to your rental? 

The seller's book keeping is horrible.

Yet they'd go right up the ferrets' cage where the dang thing would then attempt to remove any of their fingers that would be close to its' mouth.I suppose it was the difference between a cute little furry (but deadly) critter and that "horrible" but totally harmless snake.Often the issue with pets and tenants is that,  like the rest of us (hopefully!)

The oilfield has been very good to my bank account but is horrible for "having a life," which is my motivation for trying to get into investing.

The returns really aren't horrible, but there are better opportunities out there which is, in my mind, the major downfall of this investment.

If I cannot refinance, I am stuck with my horrible partners.

There are a few great deals in any type of market, and many more so-so to horrible deals. 

And through the process i learned so much, from talking to the sellers, to presenting a deal to a cash buyers,and then to the closing table...And through that I had bumps and bruises and angry callers, to sounding like a complete idiot talking to sellers,deals fall apart at the closing table, horrible mailing campaings, spending marketable dollars getting nothing in return... but through it all Thats where i got my knowledge...Your goal should be focused towards using wholesaling to get you the capital you need to either buy your first rental property or your first fix and flip property.....Do honest business, and dont be greedy when selling to your buyers. and most importantly jump in and dont let any discourage you on this site or anywhere else.

IE6 is horrible for development, as it is inconsistent.
