On the other hand, if you like the idea of something turnkey, but don't like the idea of not having had control over rehab choices, etc. you'll end up pulling out your hair when you find things weren't done the way you want.

One day you will love this then the next you will be pulling your hair out.I highly suggest putting in your lease tenant checked all smoke detectors and carbon monoxide detectors.I also make them write that they will keep working batteries in them at all times.This will be like any relationship,no two people are the same.What works with one door might not work with the next.I will HIGHLY SUGGEST READING Managing rental properties by Brandon Turner !!!

I guess I just need affirmation that what I'm proposing makes at least a little sense.We have a couple housing options for the time between selling our home and buying a multi unit property... lots of family with rooms to spare here in ABQ. :) So we have the ability to be a little picky when making our big move.
