Pro tip #573895: When storing paint do not keep it in the garage or a place where it can freeze. and also keep the paint can upside down, thank me a year later when you open it :) 

Mostly items for getting started in their home and items to help them take care of the place.Here's what we give new tenants.....Cleaning Bucket with Cleaning Supplies:  white vinegar, baking soda, awesome degreaser, cleaning disinfectant wipes, carpet spot cleaner, magic eraser, all purpose cleaner, scrub sponge.Tote Bag with Useful Items and Tools:  hand soap, paper towels, plastic garbage bags, toilet paper, toilet plunger, Zip-It (strip for clearing hair clogs from drains), plastic clothes hangers, shower curtain liner (good quality cloth one), laundry detergent, dish soap/dish detergent, cutting board, "Freeze the Grease, Save the Drain" kit, “Recycle” tote, magnet with our name and contact information.Refreshments In the Fridge:  several bottles of water, snack food, bottle of sparking cider with a welcome note attached.

Take all necessary precautions to prevent broken water pipes due to freezing or other causes;H.

its freezing one winter they just had a new baby or so says the PM.. they say they cant pay for heat and rent.. if I would just let them slide 3 months we can add it to the remainder of months and be caught up.. 

@Dan Edwards  Temperatures here are over 100 in the summer and get down below freezing in the winter. 

I either shut it down in the winter or put someone in it at a discount just to keep it full and prevent freezing.

What if the pipes freeze because this person didn't pay the bill?

Tim -- what are your thoughts on freeze-dried and/or MREs?

Just wondering if anyone has heard of pipes freezing or other weather related problems at quarter car washes with this brutal winter we have had?

Possible the vacant unit not circulating any water caused the pipe to freeze.
