Are you familiar with the area or trust someone that is and can tell you what is being built in 1-10 years? 

Look for cracks in the foundation, walls, or ceilings, as these may suggest settling or shifting.Additionally, keep an eye out for pest infestations, particularly termites or carpenter ants, which can cause significant damage to wooden structures.Lastly, be aware of environmental concerns such as radon levels and underground oil tanks, which can pose health risks.Having a qualified home inspector conduct a thorough evaluation is essential.

Many small multifamilies in markets that I either invest in or have considered investing in recently are typically built in the 1980s and earlier which are in need of major upgrades. 

The facility was built in the 1980's, cinder block construction, and needs complete rehab... 

If someone developed a new property specifically for someone to buy who would be house hacking, what are some of the main things you would want to see in the property? Duplex, Triplex, Quadplex? Room counts? Amenities...

While small demo projects are typically better to have built into carpenter's bid, versus hiring a dedicated demo crew, each scenario will dictate that.  

Maybe the foundation is slipping, the roof is needing full replacement, the plumbing backs up every time you are draining the tub and try to flush the toilet...  

A good deal in southern Ca market in this market is seldom without work (dumps needing a lot of work) and risk (such as unpermitted work, foundation issues, etc).  

Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.A lot of investors based in markets like California and New York are choosing to purchase their investments OOS in Midwest markets like Columbus and Cleveland, OH because of the affordability and numbers making more sense. 

I would couple that will listening to Multifamily Podcasts (I especially enjoy Accelerated Investor with Josh Cantwell and Multifamily Insignths with John Casmon)  and you'll have a great foundation!
