We also don't have a nationwide bank where she could make an in-person deposit to our account because we bank locally, in WA.And honestly, long term, I'm hoping to use an electronic rent collection method and avoid checks or Money Orders as much as possible.

When I spoke to the mortgage broker he told me that the way it works is that all the closing docs are issued electronically on closing date, then the lender and the title company expect them back, signed and notarized within the same business day. 

I have a PM for one property and they transfer the funds in electronically. 

In Florida, we do not have that restriction and the only payment method acceptable is electronic.

The attorney needs to see your lease and discuss the specifics in detail with you.It is helpful to require certified funds or the receipt of electronically transferred funds before giving the keys to a new tenant.

The other issue is require payments electronically.  

Better to manage the points of contact than to allow the Tenants to run up charges for you to deal with because they couldn't get ahold of you in the middle of the night.For submitting rent payments, there are many electronic and/or automatic options so that you don't have to collect rent checks.  

I am looking to electronically collect rent for tenants who are under banked.
