I wouldn't just tape those up.....Hard to tell on pix, but it may just be dust that is accumulating in areas due to normal air circulation/turbulence....if that's the case, you really just need to clean the unit up...... dust will kill the efficiency of cooling unitsWorst case is that its something liquid leaking and its blowing that material across that surface and dirt is sticking to thatBy sealing it up without knowing the issue, you are just encasing the issue out of site and will likely just postpone needing to deal with it.Id take the covers off and take  a better look....my gut is that's it dust material

We were able to pick this project up off the MLS, Tucson is a competitive market, being able to act quickly and efficiently is the difference between doing the deal and missing out on the opportunity.

My goal is to build a rental property portfolio as efficiently and quickly as possible so I can exit teaching in 3-4 years and invest in rental property full time. 

And having XXX units lined up in the same location for re-positioning is a pretty efficient use of capital. 

i find it a lot more efficient to pre-screen online and then have the conversation if everything seems ok upfront.   

If the owner pays utilities, you may think about upgrading to more efficient equipment.

About 200 units here.I am trying to figure out how to quantify if the annual maintenance would be more efficient then bringing natural gas on-site.Cheers!

I just bought my 3rd facility and it is 7 hours away....by plane....I have developed a pretty efficient remote management strategy that doesn't involve buying a $15K Kiosk and paying high maintenance fees on it to boot.

I imagine the vacancy rate is reasonable, but the very small town was a concern (and still is) and it wasn't going to be very efficient for my team to operate there so I did not pursue that deal from 2 years ago.

They have an advantage because they have the labor pool and the systems & connections to achieve economy of scale and efficiency so they can make a profit.
