Craigslist wasn't pretty, but it was easy to use, and it worked (I found lots of great tenants via Craigslist) ...unfortunately, over the years, Craigslist produced fewer and fewer tenants, and more and more spam. :( These days, nearly all my new tenants come from Facebook Marketplace.

I usually recommend clients a pretty easy cosmetic rehab which is refinish floors, replace cabinets with modern white ones, add a white stone, new appliances, new bathroom vanity/mirror/light fixture and add in unit laundry.

Lots of houses have flood designation amendments if they are up against little creeks, so they wouldn't disclose any issues because they had their boundary inspected and ruled OK.
