I get that people will open closets, cabinets, use the bathroom, etc. and we are fine with that, but is it normal, and more importantly acceptable for people to let their children do the things they did?

That works just fine for contract disputes, but it can be pierce pretty easily if there is negligence on the owners part.

Usually if they're upfront about their pets they're fine. 

I have a property in Memphis that the property manager has been managing fine for > 5 years and they recently became unresponsive to calls/emails and have missed sending payment to me. 

For me, ending up with an actual  30k is fine because deal flow is slim these days.

I would also stop by the town in advance to see if you can pay a fine to avoid going if this is just a petty thing.

You have done everything you need to do and if you have the verifications, you should be fine.

I see you are in UT and I dont have much experience with the West and SW. start looking at price points in these states to determine what price point is good for you , and yeah Zillow is fine for research.
