I don't think Obamacare will totally go away but I think the hope is parts of it can be changed that are detrimental in the coming years.It was explained that say you qualify for a subsidy when the policy is written but mid year your income goes up then the government would want the money back that was credited in the subsidy.

That being the case, there's clearly additional equity potential in the property outside the value of the land - there's the development component.

Being able to be honest with oneself is a big component of it.

If the investor takes the time to understand the financing component of real estate investing, there is about the same amount of risk with larger properties and possibly even less.Ryan

I personally like and invest in trust deeds as I really enjoy the passive investing component of it.

The point I believe you missed is that if a half million is the price of a starter home (read bottom of the market) than many young buyers cannot afford the added cost of the green component you are talking about above.
