My goal is to diversify by initially doing RE part-time and use some of the proceeds to help provide capital to acquire a commercial building for it and ideally transition out of my current business into RE full-time.I have a couple of audio courses (LeGrand, Harbolt) that I have listened to, have been attending the local REIA chapter meetings for almost two years and have gone to some of the single day seminars (LeGrand and Harbolt).Obviously, continual education for any discipline is important...I have watched several seminars on here but I seem to be stuck in a chicken or the egg situation in terms of moving forward and am hoping to get some advice here on what next steps to take.Why I feel "stuck":I have started to look for a wholesale or terms type of deal but what I keep running up against is that I don't feel like I have adequate training to actually get it off the ground.

I'll be sure to reach out to my attorney prior to submitting a LOI - Coming up with a basis for a strong property valuation wouldn't be too difficult, but I'd like to get the property under contract prior to investing any amount of time and money into a nice presentation with initial architectural renderings, market info, and proper financial analysis (construction and operating pro-formas).I'm looking at this as a "chicken of the egg" situation.

@Luke Weber I received 10% of my principal investment on a 6 month promissory note for a flip in Fayetteville, NC (plus some additional for referring another investor)I am promised 20% on a 3 month note of a similar principal in Norman, OK, but I have not been paid yet so not counting these chickens just yet.

You can hire it all out - - at an extra cost.I'm conservative(read chicken) with my inheritance and went for something that was within my skills - - Buy&Hold units and became a landlord.
