Previous offers fell through likely because $7k in past due and special assessments were due.

Do you go by the tax assessment that may not be fully accurate or do you compare it with other land like you do with comps? 

Here are some rough numbers for my expenses so far:Purchase price: $1+$25 recording feeBack taxes: $2300Legal fees: $3000Rehab estimate: $5000Tax assessed value is $66k.  

Sometimes they have "1 time" special assessments you don't have control. 

I have them coming out in a week to assess/bid... still looking for other contractors for foundations if anyone knows of any
