Of course, you don’t yet know how good this tenant is, but no doubt there would be costs to get the unit to a point where you could command full market rent.

If you are willing to rent to people with dogs it will rent much faster with a fence and you can command more rent since that is a huge convenience.  

Our realtor said we could either turn it around and start renting it out right away to get cash flowing or we could keep it off the market for a few months and have a really great property that could probably command a much higher nightly rate and improved occupancy (as well as overall improved value).OK, welcome me to the fold with your best suggestions.Thanks a ton,John

So the question is where am I better off buying assuming the higher rent demand rental areas also command higher purchase prices.

There are algorithm pricing sites available as well but the real power is knowing your market, the demand for rentals, and what price the market is commanding.
