I've been warning people for a very long time not to bid at the sales unless: 1. you know the rules2. do your due diligence3. physically see the propertyAt one sale a person from another country didn't know the difference from "free and clear" and "clouded title".

The only interaction I have is trying to find them and get them to sign a Quit Claim deed after I have the County issued tax deed in efforts to remove any clouds against my title to property.

Nowadays it is all done online- the contract is in the cloud, you get an e-mail when you need to sign something, you sign online (electronic signature) and everything is transferred electronically and instantly.

You can ask for example, "If I purchase this property and want to resell with title insurance what items do you see that might cloud the title?"
