Ya'll if you are trying to do a deal where you need a lender for an earnest money deposit, you're a tool who's got no business putting somebody's property under contract. have done these for clients that have needs for 100k to 250k EM.. but your right if U cant scratch 1 to 5k together .. then I would not want to be in that transaction.

One lender hit one of my clients that I was doing a JV with... for 800 dollar property tax monitoring fee.. really on a 12 month loan.. but what happens is borrowers just focus on the points with no clue to the junk fee's or using brokers who add fee's and points on top of the actual lenders fee's again bait and switch.Did your client pay the fee or did he blow the closing?

I did do business with fellow in Charleston SC.. and he paid 100k for training.. when at lunch one day he stepped me through it, he did a deep dive.. this guy only took on 7 clients per year and it was a year long process.. and the clients had to spend a lot of time at his offices for hands on training..
