As a club, we've traditionally focused on recruiting with large-scale commercial real estate firms, but we think there's a lingering interest by many in our student body wanting to learn more about how to become a successful real estate investor and build wealth, rather than focus on the "corporate" aspect of the business. 

We use a finance source that specifies that tenants (if MFH) and buyers (if SFH) cannot make over 80% of 'area median income' with a 20-year covenant attached.  

  :)  Sanding the side grill and the top fan grill will be somewhat of a pain in the butt... maybe ask around to see if any auto body shops or powder-coating shops would be willing to sandblast everything and paint or powder-coat it grey.

Lastly, the kind of people willing to live in a place that needs a makeover to only save $150/month are normally not the best/cleanest/financially stable tenants

If you make over that threshold it will be a higher percentage.

I would report them to your real estate body.

If its in the market for 68 days and no body else is making an offer I will say do your due diligence and find out if there is issues on the property.

Our built environment, our homes, parks, schools, institutions and political bodies seem to totally ignore this goal.
